Three Garage Door Issues You Shouldn't Overlook

Of all the things you might overlook when it comes to home maintenance, your garage door should never be one of them. Unfortunately, many homeowners dismiss the importance of monitoring and maintaining these doors until a problem arises. Here's a look at some common problems that you may be dismissing but should be attentive to as soon as possible.

Lost Resistance in the Track

Garage doors should naturally have some resistance when you're closing them. This is important because a free-falling garage door is a safety hazard. The springs on either side of the door contribute to the resistance needed for safety, but one damaged spring can be all it takes to find yourself with a door that's closing faster than it should.

If the door starts moving much easier than before, address it right away so you don't risk an injury. You'll likely need to have the springs inspected by a technician and replaced. They're usually under quite a bit of tension, so be careful trying to do that kind of work on your own.

Sticking Along the Track

If your door is sticking and unable to close all the way, that's an indicator that something's obstructing the track or interfering with your garage door opener. Replace the batteries in your garage door opener and see if that resolves the problem. If not, it's a problem within the door and track.

Open the garage door completely so you can evaluate the entire track. Look for anything in the track that could be causing the door to bind. Even abrasives like sand can bind the gears along the door track, so make sure that the inside of the tracks are clean. Treat the whole track system with a spray lubricant, too. That can help keep things moving.

If these things don't resolve the problem, you'll want to have the springs checked. If one is worn, bent or broken, it can cause problems like this.

Damaged Door Panels

Your garage door should be in good condition at all times. Damage to your door is more than just a cosmetic concern. If the door is cracked or damaged, that can weaken the structural integrity of the entire door. In cases like that, it may even leave your garage vulnerable to break-ins. Have the damaged panels replaced or install a new door to fix the problem.

These are some of the most common issues you might encounter and dismiss with your garage door. As you can see, these can be serious issues and shouldn't be overlooked. Talk with a garage door technician, such as Dorsey Garage Doors, today about routine inspections and maintenance to help keep things like this from happening.
